We help establish realistic budgets, guide where to invest, and make thoughtful selections that align with your priorities and the overall value of your home. With experience in the market and close relationships with mortgage brokers and real estate professionals, we also consider your home’s value before and after renovations to help ensure each investment is appropriate for the property and your long-term goals.
Project-Based Pricing
We use a project-based pricing model, which means your design fee is established upfront as a flat rate based on the specific scope and needs of your project. Your custom proposal clearly outlines what is included before we begin, so you know exactly what your design investment will be from the start, with no hourly billing, fluctuating estimates, or surprise design fees along the way.
What’s Included
Our project-based pricing covers everything you need for a smooth and enjoyable design experience:
- Discovery Call: A short 15-minute call to get to know you, your vision, and your project scope.
- Home Sweet Home Site Visit: We’ll come to your place, check out the spaces you want to transform, and gather all the necessary details. The $200 fee for this visit will be credited back to your design fee once you engage our services.
- Design Proposal: After the home sweet home visit, we’ll craft a design proposal based on your needs and the scope of work. This will be presented to you approximately one week later, often accompanied by a preliminary bid or range figure from our preferred contractor.
- Design Concept Development: Once the proposal is approved, we dig in! We’ll create a design concept with aesthetic direction, color palette, and floor plan options tailored to you, based off our design meetings and your directive during the design phase.
- Design Presentation: Experience the design first-hand by touching and feeling samples and seeing design boards, 2-D and 3-D renderings as needed in person. This presentation is an immersive presentation at your home.
- Design Implementation: We’ll work closely with your contractor to make sure everything is installed perfectly.
Procurement Concierge Service: Our proprietary Procurement Concierge Service provides a transparent, tailored approach for Soft Finish Interior Decor projects. Unlike hard finish remodels, where materials are handled by your contractor, soft finish decor elements—such as furniture, art, and accessories—are ordered directly through our concierge service with no added markups. Choose the level of involvement that fits your lifestyle: Level 1: Client-Managed Ordering Ideal for clients who enjoy more involvement, this option allows you to receive decor items as they’re available, with white-glove delivery where possible. We organize all purchases, track delivery statuses, and update you regularly. Items arrive at your home over a few months, giving you full control over setup timing. Level 2: Full-Service Storage & Installation For minimal client involvement, we handle everything. Items are received and stored until all pieces are ready for installation. Our team then arranges a coordinated setup day, bringing your vision to life effortlessly. With both options, you pay each vendor directly, ensuring transparency, direct cost access, and the ability to earn credit card rewards. Our flat service fee is set from the beginning, with no markups on furnishings or hidden fees.
Vendor Management Assistance: This includes communications, scheduling, and being present for vendors that relate to our scope including install professionals and contractors
- Regular Updates: We’ll keep you in the loop with consistent progress updates, so you’re always aware of how things are moving forward based off our regular site visits via weekly touch base emails.
